Breakfast Briefing: Renters Rights Act 2025 – Implications for Social Housing

This breakfast briefing focuses on the Renters’ Rights Act 2025 and its impact on social housing providers.

We’ll cover the implications for the sector, what the abolition of section 21 and fixed term assured shorthold tenancies will mean for products that the sector currently uses, the new grounds for possession and the intended changes for tenancy terms within assured tenancies including those covering rent increases.  This session will bring you up to date and will give you the chance to ask any questions you may have about the implementation of the Act.

Anna Bennett, Partner, Housing Management and Property Litigation Team

Anna advises and represents clients on all areas of housing management and property litigation, from nuisance, subletting and bogus succession claims, through to disrepair cases and wider leasehold and boundary disputes.

Outside of litigation, Anna also regularly carries out and reviews tenancies, policies and procedure for her clients.

Anna has a particular interest in working with Housing Co-operatives and the challenges faced by those clients.

Anna is also the main point of contact for work we do for the Private Rented Sector.

Rebecca Brady, Partner, Housing Management and Property Litigation Team

Rebecca has an extremely wide and varied practice, accepting instructions from Local Authorities and Registered Providers on all aspects of leasehold and tenancy management.

Rebecca’s expertise in tenancy management includes possession claims, injunction applications, disrepair and housing conditions claims. Rebecca has successfully defended a number of disrepair claims at Trial, recovering the landlord’s legal costs from the tenant’s insurers. Rebecca has a particular interest in succession and unlawful occupation cases, including those involving trespassers.

Rebecca’s leasehold practice includes shared ownership matters, forfeiture, service charge disputes, section 20 consultation, and lease interpretation.
