Renters’ Rights – Grounds for Possession

Following the Renters’ Rights Bill receiving Royal Assent on 27 October 2025, join us for a session focussing on the new and amended Grounds for Possession under Schedule 2 of the Housing Act 1988.

We will talk through the changes, and provide you with guidance on how and when we see these Grounds being used.

Speakers

Baljit Basra, Partner, Housing Management and Property Litigation

Baljit has extensive experience acting for RPs and LAs having done so for over 20 years. Her work includes dealing with and managing large volume housing litigation claims which include Possession, Disrepair, statutory nuisance, adhoc advice, policy and procedure work, and delivering training to clients on a wide range of housing management topics.

Prior to Devonshires, Baljit worked for Anthony Collins Solicitors from 2000 – 2023, firstly as an Assistant Solicitor, before moving into Associate and Senior Associate roles, and finally as a Partner and leader of the Housing Litigation and Management department from 2014-2023.

Rebecca Brady, Partner, Housing Management and Property Litigation

Rebecca has an extremely wide and varied practice, accepting instructions from Local Authorities and Registered Providers on all aspects of leasehold and tenancy management.

Rebecca’s expertise in tenancy management includes possession claims, injunction applications, disrepair and housing conditions claims. Rebecca has successfully defended a number of disrepair claims at Trial, recovering the landlord’s legal costs from the tenant’s insurers. Rebecca has a particular interest in succession and unlawful occupation cases, including those involving trespassers.

Rebecca’s leasehold practice includes shared ownership matters, forfeiture, service charge disputes, section 20 consultation, and lease interpretation.
