Government announces update in respect of possession notices and evictions


The Government has announced that, from 1 June 2021, notice periods for possession in respect of residential tenancies will change again.

Those notices that currently have a six month notice period will be set at four months and from 1 August the notice period where there is four or more months’ rent will reduce to 2 months. All other notice periods are unchanged. The announcement states that it is anticipated that pre-pandemic notice periods will return from 1 October 2021.

New prescribed forms of notice will be in force from 1 June 2021 to take account of the changes.

The Government have also announced that the current ban on bailiff enforced evictions will end on 31 May 2021, however bailiffs have been asked not to carry out an eviction if anyone living in the property has COVID-19 symptoms or is self-isolating.
