Areas of Expertise

Shabnam specialises in Housing Management and Property Litigation, with expertise in possession proceedings (including Section 21 and Section 8 claims), service charge recovery and disputes, breach of covenant matters, and residential and commercial lease breaches. Her work also includes business lease renewals, orders for sale, enforcement of money judgments, and both forfeiture and relief from forfeiture proceedings. She typically acts for registered providers, private landlords, managing agents and lenders.

Shabnam’s combined background in Housing Management and Property Litigation enables her to deliver clear, strategic and commercially focused solutions across a wide range of property disputes.

Experience

Before joining Devonshires, Shabnam trained at Tier 1 Legal 500 firm Hodge Jones & Allen, then expanded her Property Litigation practice at Longmores and a London firm, including mortgage repossession and recovery work. Her housing law and litigation background now strengthens Devonshires’ Housing Management & Property Litigation team.

Publications

Shabnam has recently written for the Financial Times Adviser on the forthcoming reforms introduced under the Renters’ Rights Act 2025, examining how the legislation will reshape renters’ rights and the practical impact these changes will have on landlords. Her commentary explored the anticipated shift in the regulatory balance in favour of tenants and the wider social‑justice policy agenda underpinning the reform.
