Strategic land sits at the heart of many of the UK’s major housing and regeneration projects. We help landowners, promoters, developers and Registered Providers turn long-term opportunities into deliverable schemes.
From the first conversation about a site’s potential, through promotion, planning, infrastructure delivery and eventual disposal, we work with you across the full lifecycle of land assembly and development. We structure agreements, manage risk and help you make clear decisions at each stage.
Our Strategic Land team advises landowners, developers, promoters and Registered Providers on the full lifecycle of land assembly, promotion and development. As specialist strategic land solicitors, and advisers on complex long-term land structures, we provide clear, commercially grounded guidance from initial site identification through to disposal, infrastructure delivery and plot sales.
We act on strategic land agreements, promotion agreements for land development, option agreements for land development, collaboration structures, overage arrangements and large-scale land transactions. Our work supports clients in managing risk, protecting long-term value and progressing projects that often span multiple years and involve detailed planning, infrastructure and viability considerations.
We act on urban extensions, village expansions, regeneration schemes, mixed-use development and large residential allocations, we help clients navigate the legal and commercial dynamics of strategic land - anticipating issues early and supporting informed, strategic decision-making.
Our work spans the full scope of strategic land projects, from first approach to final parcel sale. We advise landowners, farmers and estates, Registered Providers, promoters and developers.

Our Strategic Land work is led by senior lawyers with deep experience in land assembly, long-term development structures and complex negotiation frameworks.
Katie Fung, Partner, specialises in all aspects of property law with a particular focus on strategic land transactions. She advises developers, Registered Providers and landowners on the structuring and negotiation of conditional contracts, option agreements, land promotion agreements and collaboration arrangements—often involving sophisticated overage mechanisms and equalisation provisions. Katie’s work centres on unlocking development potential for residential schemes, from single-phase projects to major multi-phase developments. Her experience across large greenfield sites and her ability to balance legal, planning and commercial considerations makes her a trusted adviser on complex strategic land deals.
Philip Evans, Partner, regularly advises landowners entering into strategic option agreements with third-party developers. He also acts for developers on option structures and consortium agreements designed to deliver large-scale schemes, including sites capable of delivering more than 1,000 homes. Philip has extensive experience supporting clients on multi-year land assembly projects, advising on title, planning and delivery matters that underpin successful multi-phase residential and mixed-use development.
Katie and Philip work closely with colleagues across our real estate, planning, construction and housing teams. Together, they bring the right mix of experience to each project, so you have a single, coordinated team thinking ahead on your behalf from first approach to final disposal.
