Awaab’s Law will introduce time limits for landlords to respond to potential hazards in tenants’ homes.
In accordance with Phase 1 of implementation, from October 27, 2025, social landlords will be required to address all emergency hazards and all damp and mould hazards that present a significant risk of harm to tenants within fixed timescales.

Her work includes dealing with and managing large volume housing litigation claims which include Possession, Disrepair, statutory nuisance, adhoc advice, policy and procedure work, and delivering training to clients on a wide range of housing management topics. Prior to Devonshires, Baljit worked for Anthony Collins Solicitors from 2000 – 2023, firstly as an Assistant Solicitor, before moving into Associate and Senior Associate roles, and finally as a Partner and leader of the Housing Litigation and Management department from 2014-2023. Kerri Harrison, Partner, Housing Management & Property Litigation Kerri advises on all aspects of housing management law and practice, acting for Local Authorities, Registered Providers, care and support providers and private landlords. She has particular expertise in advising and representing housing and care and support providers. She advises in respect of safeguarding, applications to the Court of Protection and mental capacity issues. Kerri also regularly advises on matters involving the Housing Ombudsman including reviewing policies and procedures in light of recommendations and orders, and providing training on compliance with the Housing Ombudsman Code. |
